No employer, no payroll department — but the landlord still wants pay stubs. Self-employed people have every right to produce an earnings statement for themselves; what matters is that the numbers trace back to real income.
Work from your actual records: bank deposits, invoices, bookkeeping software, last year's Schedule C. A credible stub shows gross receipts for the period, your business name as the payer, and — if you pay yourself a salary through an S-corp — the same withholdings a W-2 employee would see. Sole proprietors typically show draws without tax withholding, which is normal and verifiable against bank statements.
They cross-reference: stub figures vs bank deposits, YTD totals vs tax returns. Consistency is what convinces — a stub that matches your 1099-NEC and deposits sails through; one that doesn't invites questions. Never inflate figures: providing false income documents to obtain credit or housing is fraud.
Pair stubs with your prior-year tax return and two months of bank statements. Many underwriters weigh that trio higher than stubs alone for self-employed applicants.
